Supervisor - Buildings and Grounds

Basic Function:

Responsible for all area maintenance activities related to plant-wide: water systems, cooling towers, HVAC systems, vacuuming crew and all plant-wide building and grounds maintenance including roofing & roads.  Provides electrical, mechanical, hydraulic, fabrication, and pneumatic expertise for equipment, failures, delays, and maintenance projects.

 

Nature and Scope:

The major role of this job is to ensure routine management efforts are followed and opportunities for improvement in processes, products, and production within the area of responsibility are identified. The Supervisor is responsible for ensuring standardization of processes within the area of responsibility. These duties will include needs assessments, auditing, coaching of production/quality improvement programs and standards, training, 5S improvements, development and implementation of cost and environmental control goals, development and implementation of new and current preventive maintenance and safety management processes and procedures. The Supervisor will be responsible for standardization administration as it relates to processes in control standards, management standards, routine procedures, job aids, one point lesions, and process guarantee tables. This position is responsible for ensuring that standardization processes are properly documented and training is provided to personnel responsible for operating in accordance with the standards. This position is accountable for auditing performance, documenting findings, and developing corrective action plans. These duties will include standard compliance audits as well as development and implementation of new and existing standards.

 

Qualifications: 

Qualifications for this position include a bachelor's degree in Engineering, (Civil Engineering Strongly Preferred) or related field experience with a minimum of 4 years of experience in an industrial or manufacturing environment.Incumbent must have a working knowledge of the steel manufacturing methods and techniques involving the use of heavy mill machinery and related equipment. Previous qualifying experience in scrap processing, melting, casting, rolling, maintenance, finishing, shipping/warehouse operations, and supervisory/facilitation preferred.

 

Successful candidate will demonstrate a basic knowledge of business managmement systems and the use of complex technical and engineering processes.

Requires the ability to train and guide people. The incumbent should possess solid presentation abilities combined with good interpersonal and organizational skills. People management skills a must. The incumbent will coordinate efforts with the different functional groups both within area of responsibility and other areas of the location. The incumbent will be assigned to an area of responsibility (i.e., safety, cost, training, quality, etc.) or a specific area/department. The incumbent should be detail oriented and must be comfortable dealing with associates at all levels within the organization.

 

The incumbent will lead Failure Analysis when significant problems occur and compare performance to existing standards. This job is responsible for making appropriate updates to standards when needed. This job is responsible for conducting performance audits against standards and developing appropriate corrective action to ensure compliance of standards. The incumbent must possess good communication skills, have the ability to articulate ideas, give feedback, and resolve conflicts, Must be results oriented and have the ability to motivate others.

 

Principal Accountabilities:

  • Manage 3 Gerdau employees, 3 HVAC contractors, 4 Civil contractors, 4 Buildings, Grounds & Vacuuming contractors, 4 Building Service Attendant
  • Responsible for implementing the established predictive and preventive maintenance program for building and grounds equipment, including critical inspections on roofs, cooling towers, repairs on road and rails.
  • Responsible for managing equipment rentals: skid steer, man lifts, fork trucks, mobile cranes.
  • Responsible for developing runtime/downtime job list and assigning jobs to appropriate maintenance personnel.
  • Responsible for establishing maintenance priorities and completing troubleshooting and repair work as required to maintain safe and efficiently operating equipment.
  • Responsible for coordinating, monitoring, and overseeing work performed daily by primary outside contractors.
  • Responsible for overseeing a large portion of the maintenance budget for building and grounds equipment, with significant responsibility for controlling costs.
  • Available on call 24 hours/day.
  • Responsible for employee selection, training, evaluation, and discipline.
  • Responsible for identifying training needs for building and grounds maintenance personnel and arranging for appropriate training to satisfy these needs.
  • Cooperate with other supervisors, departments, and services to maintain coordinated efficiency of operations.
  • Responsible for supervising personnel effectively to minimize turnover.
  • Responsible for safety of employees and for effectively administering safety programs.
  • Responsible for administering corporate, plant, and departmental personnel policies and programs.
  • Responsible for proper housekeeping of assigned areas.
